Fire alarm modifications and additions for tenant finish-out projects throughout Colorado — coordinated with the general contractor from permit through final acceptance.
Tenant improvement projects move fast. The fire alarm scope needs to keep up with the rest of the project — permit in hand before rough-in starts, devices installed on schedule, and the system ready for final inspection when the GC needs it.
GenCon Systems handles fire alarm tenant improvements for commercial renovation projects throughout Colorado. We work directly with general contractors as a subcontractor, coordinating the fire alarm scope with the project schedule and other trades.
We handle the full fire alarm scope: reviewing the existing system, determining what modifications are required, producing permit drawings, obtaining the permit, completing the installation, and coordinating the AHJ acceptance inspection. For most TI projects, we can handle this without a separate fire alarm engineer.
Request a QuoteThe scope of fire alarm work on a tenant improvement depends on the extent of the renovation and the existing system configuration. Here's what's commonly involved.
When walls are moved or spaces are reconfigured, existing smoke detectors, pull stations, and notification appliances may need to be relocated to maintain proper coverage and code compliance.
New spaces created by the TI — conference rooms, private offices, server rooms, break rooms — require fire alarm devices. We determine the required device types and locations based on the new floor plan and applicable code requirements.
When devices are added, removed, or relocated, the fire alarm panel needs to be reprogrammed to reflect the new configuration. We handle panel programming as part of the TI scope.
Most fire alarm TI work requires a permit. We prepare the required drawings and submittals, coordinate plan review with the AHJ, and obtain the permit before work begins.
HVAC modifications often require duct detector relocation or new duct detector installation. We coordinate with the mechanical contractor to ensure duct detectors are properly located and connected.
After installation is complete, we perform full system testing and coordinate the AHJ acceptance inspection. We provide complete documentation for the permit close-out.
We work as a subcontractor on TI projects, coordinating directly with the GC throughout the project. We understand the pace of commercial renovation work and the importance of keeping the fire alarm scope from becoming a schedule issue.
We provide clear communication on permit status, installation schedule, and any issues that arise during the project. If there's a problem — a conflict with another trade, an AHJ comment on the drawings, a field condition that affects the design — we communicate it promptly and work to resolve it without delay.
At project close-out, we provide complete as-built documentation and the permit close-out paperwork the GC needs to finalize the project.
